We always consider safety our primary goal while washing your exterior windows. We assess each project and determine the safest, most effective approach to clean your windows. If we cannot safely access a window by ladder, we will use a traditional telescopic pole to clean hard-to-reach windows. We use the industry’s leading window cleaning equipment to ensure your windows receive the proper treatment. We polish glass and remove stuck debris that a microfiber mop alone does not remove. The result is clear, transparent glass, free of drips, streaks, and spots.
In Arizona, window and door tracks quickly collect dust, pet hair, and other debris and can ultimately affect their functionality. We offer track cleaning to properly remove this grime and restore your tracks back to normal.
CSWC specializes in screen cleaning and takes this service a step further than most companies that simply brush screens off. We wash, rinse, and dry your screens. Our technicians have the proper tools to safely remove and reinstall your screens without causing any damage to the vinyl screen or frames.
Glass may appear flat and smooth from a distance, but is actually porous with millions of microscopic holes where dust particles and minerals from hard water can cause serious issues to your home windows if neglected. When hard water is left on glass for too long, calcium and magnesium will find their way into the pores of the glass, sometimes creating irreversible effects. CSWC offers hard water stain removal by using a polishing paste designed to remove the minerals that create these stains. The paste is applied to a non-abrasive cleaning pad and the window is lightly scrubbed. If the stain is not severe, we will remove it. To maintain your windows and prevent hard water stains, regular cleaning is essential. We recommend situating your sprinklers to not spray your windows.
Mirrors can be difficult to clean and easily expose every smudge and imperfection. Leave your mirror cleaning to us! We are equipped with professional-grade window squeegees, microfiber applicators, and the proper cleaning solution to leave your mirrors looking pristine and flawless.
NOTE: Any additional cost mentioned will be noted on a work order and agreed to in writing before any service has started.

The amount of neglect.
If you've neglected the cleaning and maintenance of your windows there might be an additional charge for excessive amounts of debris. Homes that have an abnormal amount of dirt and grime in the window tracks will be cleaned to the best of our ability. In cases where windows are surrounded by overgrown trees, bushes, and shrubs, an additional charge may be applied.
Our pricing does not include removal of paint overspray, stucco, plaster, etc.
Our pricing does not include removal of hard water stains.
Hard water stains form on windows that are exposed to over-spray from lawn irrigation systems, i.e., sprinklers. Mineral deposits in the water (calcium and magnesium) collect on the glass and appear as a hazy white film or spots. If left untreated, hard water stains are not easy to remove. Hard water stains can be removed by our technician using our chemical application service, eliminating the risk of expensive window replacement. In some cases, the staining can be so extreme that no process other than window replacement will repair a hard water-stained window.
Hard Water Stain Removal Cost: $15.00 per window in addition to regular service fees. A window cleaning service must be purchased for hard water stain removal. This cannot be purchased as a standalone service. Must be scheduled for another appointment unless time permits the additional cleaning.
Home and Building Run-off Stain:
The minerals in building materials such as limestone, Portland cement, brick or other materials leaching onto the glass surface after rains cause this stain.
Chemical Stain:
This stain is caused by chemical residue from harsh cleaning solutions left to dry on the surface. Insufficient rinsing from pressure washing is known for leaving this type of stain which appears as a haze over the majority of the pane.

Window cleaning in Arizona is different than most other parts of the United States. It’s hot and dusty here with very little rain, and often a lot of wind. The summer monsoons that roll through in July and August sometimes bring massive dust storms called haboobs. These storms can cover the entire Phoenix area in a thick layer of dust.
If you are a business owner, you will probably want to set up a quarterly window washing schedule to keep your place looking its best when customers come in. For homeowners, a minimum of 2 or 3 times per year is best. Consider scheduling your window cleaning once in early spring, once during or right after the monsoons, and once again in November.

Some of our customers have us clean their outside windows monthly, and only do the inside windows one or two times a year. It's really up to you!
With permission, we will enter your home to clean the inside of your windows. We ask that you take a look around and move furniture that might be blocking the windows. You should take any picture frames, or knick-knacks off of window sills. While we always strive to take great care of your belongings, if left in place they run the risk of getting accidentally knocked down or broken. We ask that you allow us to remove your window screens. We are highly trained to remove and reinstall screens.
The normal cost to clean windows is usually charged on a per-pane basis. On average, you should plan to pay between $7 to $10 per window pane (interior and exterior windows are considered one window).
As with most types of jobs, window cleaning prices vary a bit. The type of windows you have, where the job is being done, and how many stories there are, all play a role in setting the price. Generally speaking, it should cost between $100-$150 because our pricing structure includes overhead costs such as:
- Call-out cost: The charge covers the expenses of reaching your property and preparing the cleaning materials.
- Windows: On average you can expect to spend at least $7-$10 per window.
- Window height: If the worker must use extra safety equipment such as ladders, etc., the prices may vary.
- Screens: On average, expect to pay $5 per screen. Screen washing includes: removal, washing, drying and reinstallation.
You can often get better prices if you pay in cash, make an appointment or sign up for a repeat service. The key is to find what fits your schedule and budget! For the best rate available, consider signing up for a weekly or monthly service. We specialize in contract jobs and can offer a discounted rate between $4-9 per window (rates may vary).
